The Doral Unit is a condo in one of Miami's steadiest rental submarkets, held as a plain long-term rental. It is leased to a long-term tenant, so there is no booking link on this page and there will not be one; the product here is stability, not stays.

Every portfolio needs an asset like this. The Dreamhouse earns loudly and takes work. The Van Buren House compounds a conversion thesis. The Doral Unit just pays: one tenant, one lease, twelve checks a year, and almost none of my attention, which is exactly what its underwriting asked of it. Different strategies are not competing philosophies; they are different jobs on the same roster.

It also does quiet strategic work: Doral keeps a foothold in the Miami market, the asset anchors the balance sheet while the conversions take risk, and it is a standing reminder in my own underwriting that the boring baseline is the number every fancier strategy has to beat.
