| 3 | Investor update assembly | ~3 hrs/wk, $620/mo | Wait, volume too low |
A page from the deliverable, with the numbers changed. Every workflow gets the map, the math, and a build-or-wait verdict.
- "I already use ChatGPT." So does every operator stuck doing the work by hand. The gap between using AI and AI running part of your business is a systems gap, not a prompting gap. The audit maps yours specifically.
- "Fixed price never stays fixed." $3,500, two weeks, then it ends. No hourly billing, no scope creep, and $1,000 credits toward any build you hire me for.
- "AI consultants don't know real estate." I'm a staff software engineer and an active coliving investor. The screening and underwriting systems I'll show you run my own acquisitions.
The AI Workflow Audit
A fixed-scope, two-week engagement. I map where your operation loses the most hours, put a dollar figure on it, and hand you a prioritized build plan.
Who it's for: Real estate operators (acquisitions, STR, coliving, RV parks, property management) whose team spends hours a day on repetitive communication and deal work, and who want owned systems instead of another subscription or another VA.
What I audit (we pick up to three):
- Inbox and communication triage. Turn hours of daily email checking into a short, prioritized task list that's waiting for you each morning.
- Lead intake and deal screening. Raw deal blasts and seller leads become a scored, logged pipeline instead of an inbox pile.
- Underwriting prep. Property data pulled and a first-pass analysis done before anyone opens a spreadsheet.
- Investor and partner reporting. Updates that assemble themselves from data you already have.
What you get:
- A workflow map of how the work actually moves through your team today, including the parts nobody wrote down
- A time and dollar estimate of what each workflow currently costs you
- A prioritized build plan: what to automate first, what tools and data it needs, and what a proper build should cost
- A straight answer on what NOT to automate yet, and why
How it works: A short questionnaire for each team member up front, one 60 to 90 minute working session with your team, then the written plan delivered within two weeks of the session.
Price: $3,500, fixed. No hourly billing, no scope creep. If you hire me to build anything from the plan, $1,000 of the audit fee credits toward that build.
Why me and not a generalist AI freelancer
I own and operate coliving properties, so I already know what a deal pipeline, an underwriting pass, and an investor update actually involve. You won't spend the first five hours teaching me your business.
And I built these systems for my own investing operation first. The deal screening and underwriting tooling I'll show you isn't a portfolio piece, it's what I run on my own acquisitions.
