The Dreamhouse

Nine bedrooms, five baths, sleeps 24, and themed to the rafters. The loudest asset I own, and the one strangers pay to sleep in.

The Dreamhouse is a vacation estate at Champions Gate, in the resort corridor south of Orlando's parks. It is built for big groups: two king suites, three more king bedrooms, a Barbie room with four queens and its own slide, a Spiderverse room, a Star Wars room, a Mario-themed game room with arcade machines and billiards, a home cinema, and a private heated pool with an enclosed lanai. There is even a life-size Barbie Box photo booth, because if you are going to theme a house, half-measures are how you end up ordinary.

The business logic is simpler than the decor. Large themed properties near the parks compete on experience, not price. A family reunion or a 20-person group trip is not shopping for the cheapest 9-bedroom; they are shopping for the house the kids will talk about all year. Theming is what turns a commodity square-footage listing into a destination with its own name, its own website, and its own repeat guests.

That is also why it books direct at orlandobarbiedreamhouse.com, guests come to it by name, and direct bookings keep the platform fee in the property's pocket. Design was done with Magic Interiors Orlando; guests also get access to the resort's clubhouses, tennis, and pickleball.

What this asset teaches the rest of the portfolio: revenue follows differentiation. The same instinct that themes a bedroom is the one that converts a single-family house to rent by the room. Nobody pays a premium for ordinary.
